Questions, answered

Useful detail without the jargon.

Why do I need a mortgage broker?

A broker takes time to understand your plans, income, budget and circumstances, then explains suitable routes from a wide panel of lenders. That gives you a clearer basis for your decision.

What can a mortgage broker do for me?

We help you understand your budget, gather the right documents, prepare the application and liaise with the lender, solicitor and estate agent through to completion.

How does the buying process work?

We start with your budget, then support the property search, offer, solicitor instruction, application, valuation and legal completion. We keep you updated at each stage.

How does the finance process work?

We talk through your situation, explain the documents needed, research suitable options, manage the application and stay involved while the lender completes its checks.

Who can get a foreign national mortgage?

Options may be available for UK residents on a work or family visa, EU or EEA citizens, non-UK residents buying from overseas, UK expats and international students in some circumstances, usually with a guarantor.

Why can a broker help?

Foreign national and overseas applications can involve specialist lender criteria. We ask about your visa or residency status, where your income is earned, your UK credit history and your deposit, then explain which routes may fit your circumstances.

What deposit will I need?

Deposit requirements are often higher for foreign national and overseas applications. Depending on your status and the lender, you may need a deposit from around 25% upwards. We will explain what may be realistic for your situation.

What documents will I need?

You should expect to provide a valid passport and visa where applicable, proof of address, proof of income, bank statements, proof of deposit and evidence of your UK immigration status such as a Biometric Residence Permit or eVisa share code.

Does my visa type affect my options?

It can. Lenders may consider whether your visa allows you to work in the UK, how much time remains, whether you have settled or pre-settled status and whether you are applying with a UK-based co-applicant.

I live overseas and want to buy a UK property. Can you help?

We support non-resident buyers purchasing UK property, whether it is a future home, a buy-to-let investment or somewhere for family to live. We explain the additional checks for overseas applicants and the process for transferring funds to the UK.

What is the process?

We start with your visa or residency status, income and deposit. We then identify lenders that may consider your circumstances, help you understand the next steps, support the property search and application, and keep you updated through valuation, underwriting and legal completion.
